These four new detached single family residences were designed as a mini-development in Livermore, California for Burbach Construction. Each residence is two-story, with 1,500 to 1,600 sq. ft. of living area plus 400 sq.ft. of garage space. Design of all four townhomes occurred simultaneously in the fall of 2005, followed by construction in 2006.
The houses employed conventional wood-frame construction, utilizing prefabricated wood trusses at the roof and wood I-joists at the second floor. The lateral load system utilized plywood diaphragms and shear walls, supplemented with Simpson Strongwalls where wall aspect ratios prevented the use of plywood sheathing. The first floor and foundations consisted of concrete slab-on-grade construction, with conventional spread footings.
